Description

Hilton Smythe are delighted to offer to the Orton Village store, a well presented general store with post office and a large 4 bed house attached. Orton Village store was built in the 17th century and is very well known in the area.

Our clients took over 13 years ago and have really enjoyed the lifestyle of running the shop, during their time running the shop they have also built up an excellent rapport with the locals and enjoy taking part in the annual Scarecrow competition on Whitsun weekend to raise funds for All Saints Church. As their children are now grown up they are looking to downsize.

The 4-bedroom house attached to the shop is extremely well presented throughout, comprising of a modern farmhouse style kitchen, 2 large lounge areas with bay windows and log fires, 2 double bedrooms, 1 single bedroom, bathroom, office and master bedroom with en-suite. The building also has an outbuilding used as storage, double garage. a huge back garden with veg patches, a greenhouse, sun terrace, patio and car parking space for around 5 cars.

The shop currently sells freshly made sandwiches (prepared in the shop kitchen), alcohol, cheeses, sweets, drinks, fresh fruit, newspapers and magazines etc. Orton Village Store & Post Office was awarded a Food Hygiene Rating of 5 by Eden District Council on 22nd January, 2018

There is also a community post office booth generating an income of £11,000 per year, open on a part time basis only.

The Current owners have 13 years of experience in running the business and are offering a hand over period to introduce the new owner to regulars and show them the day to day running of the business.

There is scope to improve the already thriving turnover such as pushing the outside catering side, using social media, advertising and leaflet dropping, offering a delivery service to neighboring villages, extending opening hours.

There are many options to be considered with this property, for example running a bed and breakfast, converting the garage and storage outbuilding into holiday lets etc. The village is named as a stop off point for the coast to coast walkers guide.

There is also the potential to split the business off from the house as they both have their own entrances as well as internal access. So, would be suitable to rent out separately.

This is an excellent opportunity in such a sought for area. Early viewing is highly recommended and by appointment only.
