Hilton Smythe welcomes to the market this very well established Free house, offering a good-sized pub area, 3-bedroom accommodation, which has been run by the current owners for the last 2 years. They support the local area and have a good local following, particularly from the local military training camp.

Their main business is from wet sales, however they do offer a food menu, but this isn’t pushed, so there is tremendous potential to grow this side of the business. They also currently have 2 regular darts teams, which bring in good business.

With longer opening hours, greater focus on food, a website/advertising and perhaps more event etc, this business could easily be taken to the next level.

There is an extensive inventory of fixtures and fittings to include tables and chairs in both bar areas and much more.

We are advised that the business is being sold as a freehold opportunity.

Saturday 5.00 p.m. to 11:00 p.m.
Sunday 5.00 p.m. to 11.00 p.m.

The property is licensed until 1 a.m. so these hours can be extended if required and sometimes are by the current owners.

The business is run by the current owners.

Financial Profile

The accounting information for the year ended 31st March 2018 shows a turnover in the region of £56,000. There is great potential for this to be increased.

According to the VOA website the current rateable value is £2,750, however the owners inform me that they benefit from small business rate relief, so there are no rates to be paid on the commercial part at present. However, the first-floor accommodation is subject to Council Tax, which is banded B.

The Red Lion public house is situated in the popular village of Sennybridge, a popular tourist area on the edge of the Brecon Beacons National Park.

Sennybridge is a village in the historic county of Brecknockshire, Wales, now within the unitary authority area of Powys, situated some 42 miles from Cardiff and 31 miles from Swansea. It lies 9 miles west of Brecon on the A40 trunk road to Llandovery, at the point where the Afon Senni flows into the Usk. It is in the community of Maescar.

Access is gained to all surrounding areas via the A40 East and West and the A470 to the North and South.

The pub has been run by the current owners for 2 years who are now looking towards other business interests.

An easily managed and well-maintained pub offering predominantly wet sales, together with 2 darts teams which provide an important service to the local area and a good revenue for the pub.

We have a large pub area with main bar, offering 30 covers, (although I am informed that they have looked after more than 60 in this area) with fitted wood burning stove, separate lounge/restaurant area with a further 24 covers, darts room, his and hers toilets and commercial kitchen.

On the first floor we have a good sized 3 bedroom flat with lounge, kitchen, 3 bedrooms and bathroom. There are also 2 separate balconies to the rear, where lovely views can be afforded over local farmland and the river Usk.

The property is also offered with a small rear courtyard area, giving access to the cellar and to a large storage room. A short distance away, you have a customer car park for the parking of 10+ vehicles, which borders the very attractive river Usk.

The pub offers central heating from an air source heat pump and has a range of equipment included as follows:
• Tables and chairs
• Freezer
• Dishwasher
• 2 Commercial Fridges
• Griddle
• Twin Fryers
• 3 Stainless Steel Tables
• Gas cooker with 6 burner hob and oven
• Triple extractor canopy and much more.

An internal inspection is very highly recommended, to appreciate the lovely position, space and real potential on offer for the discerning purchaser.
