Hilton Smythe are highly privileged to present to the market, 1 of the South-East’s finest examples of an artisan bakery and coffee shop led business. The Bicycle Bakery first opened its doors at No.120 Camden Road 3 years ago and due to its instant success expanded into No.118 to allow more customer seating.

It is the only Sourdough making Bakery in the area and all available recipes will be lovingly handed over to any new owner.

The bakery offers a mix of traditional and modern techniques to create beautiful and exquisite patisserie and breads, for retail and wholesale. The popular cafe serves excellent coffee using beans from the renowned ‘Pharmacie’ in Brighton as well offering a daily food menu which includes ‘early morning’ options from 8am - 12pm, individual recipes of Brunch options served from 10-3pm and freshly made sandwiches using the delicious breads made on site.

There are also daily specials, freshly made pastries, exquisite cakes, brioche buns, vegan pizzas and much much more! A complimentary coffee menu, pressed juices menu and waters are also available.

Looking at the Facebook page which offers 5/5 customer reviews, many of the comments must be read to truly understand how special this community business is, 1 comment rates the Sourdough bread the finest they've ever tasted outside San Francisco! The active Facebook page comes with over 1,000 followers who keep on track of the many pop up food events the business holds including supper clubs, sourdough pizza evenings and the weekly sourdough bread making course held by the inhouse baker. The venue is used to showcase up and coming local chefs eager to showcase their menus as well as being an opportunity to support local charities. Many events come with a fixed priced menu with drinks included to complement the food.

Our client informs us the business turnover is split 70% from the cafe food menu, coffee and 30% from the bread and pastries products.  Due to the success of the cafe and retail side, our client only currently delivers to 7 local wholesale customers using its VW branded van. The wholesale side is an opportunity for any new owner to significantly increase.

Due to the loyalty and love of the business, our client introduced a branded range of tote  bags, hats and T shirts.

The average customer spend currently sits at £8.

We are informed the business is enjoying a 15% increase in turnover for the first 3 months of the year.

Any new owner may look to expand the business by adding some of the below -

  • Longer opening hours - currently closes at 4pm each day and not open Sundays or Mondays
  • Increase customer seating - currently approximately 16 covers internally, using some of the Bakery unit could easily increase this.
  • Adding a new Baker to focus on the wholesale side of the business
  • Attending outside catering events, food festivals and music events
  • Adding a dedicated catering menu for outside parties, weddings and birthdays
  • Installing a air con system
  • Adding a more permanent evening Bistro
  • Obtaining an alcohol licence
We feel the business would suit any passionate chef or baker looking for walk in business opportunity or any larger bakery/patisserie brand looking to expand within the area.

Early viewing is highly recommended.

We are advised the business is being offered as a renewable Lease in place with 2 years remaining on a 5 year lease which can be extended paying just £15,000 for the 2 units. Current rates paid now are just £2,200 for the year.

TUESDAY TO SATURDAY - 7.30 am to 4pm

The business is run and managed by our client with 3 full time team members and 3 part time team members.

Financial Profile

The business generated an adjusted turnover in 2018 of £208,000 with adjusted net profit of £28-30,000.
