Leasehold Option £100,000 + SAV

Hilton Smythe welcomes to the market The Draymans Arms which is a former coach house and has been trading as such for over 200 years. The current owner, who is looking to retire has owned the pub since 2009.

Successfully running the pub since inception, our client has enhanced the business by increasing the social aspect to the pub having darts nights, pool nights and poker nights which cover 6 nights a week and are all very well supported by the local community.

The pub also serves food but is a mainly wet let Freehouse. The pub has also just been entered into the CAMRA Good Beer Guide.

The pub offers Sunday lunches and has Steak nights twice a week.

Outside there is a large beer garden with marquee that houses 10 A frame benches and could be used as a venue for different events during the year to further turnover. There is also a large area to the side with several more A frame benches and a designated smoking area.

In addition, there is a two-bedroom owner’s accommodation available, making this an ideal lifestyle choice.

Hilton Smythe highly advise early viewing to avoid disappointment.

We are advised the business is being sold as a Freehold or Leasehold business opportunity.
The owner will grant a new lease with an annual rent of £18,000.
