Things to consider when purchasing a pub

With the current number of pubs for sale, it’s easy to see why there is so much competition in the pub market.

But before you get too excited and invest in your new venture, there are a few things to consider before buying a pub. Like any other property purchase, a licensed premise may be freehold or leasehold. 

If you are purchasing a freehold pub then you can expect fewer restrictions and more freedom than a leasehold pub. A leasehold pub will likely have specific requirements as to how it is run. These requirements could be what type of alcohol is sold or where the alcohol is purchased from.

Another thing to consider when purchasing a pub is the licenses. To be able to legally sell alcohol, the owner of the pub will need to apply for a premises license. It’s important to note if you are buying a pub that is currently trading then it should already have a premise licence. Not only will you need a premise licence but you will also need to have a personal licence for the designated premise supervisor.

Finally, you should consider some of the costs of running a pub and think about how you are going to fund them. For example, think about what you will need to operate the pub - the epos system, furniture, bar equipment, stock etc. You have the options of leasing some of this equipment from third parties or alternatively, buying the equipment outright. However you choose, it’s important that you think about these type of purchases and the way in which you are going to manage them.
